General Leasing Questions

What types of apartments are available?

We offer studios, 1-bedroom, 2-bedroom, 3-bedroom, and 4-bedroom apartments! We have both flat and townhome floorplans available. We know you will find a great option for your future home!

What is the cost?

What type of leases are available?

We offer 12-month installment leases.

When can I move in?

The lease for the Fall 2023 lease term will begin on August 14, 2023. Move-in day will be on this day as well and we are so excited to meet our residents!

What furniture is provided in your apartments?

Our apartments include luxury furnishings, granite countertops, stainless steel appliances, a 55” TV in the living room, and walk-in closets. All apartments include Smart thermostats and an in-unit washer and dryer. The bedrooms include a full XL bed, stackable dressers, filing cabinet, desk and chair.

What size are the beds?

Our beds are full-size, extra-long. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.

Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don’t forget that all of our apartments are fully furnished. You are welcome to move the furniture around to best suit your preferences.

How close to campus are you?

Our community is located just 1 mile from the campus of UNC-Chapel Hill. We have a Union Chapel Hill shuttle and are closely located to UNC-Transit bus stops. You can easily access our surrounding businesses, including Starbucks, Target, Time Out, Sup Dogs and more!.

How do I secure my spot?

The first step is to complete your application online. If you add a guarantor, you will invite them to complete their portion of the application during this process. After we process the applications, we'll move forward to a Lease Agreement. Leases are approved on a first-come, first-serve basis. All of the paperwork can be completed online!

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, Union Chapel Hill will accept a security deposit of one and a half (1.5) times a month's installment.

When do I put down a deposit?

If you have an approved guarantor, you will pay the $200 security deposit during your application process. If you do not have an approved guarantor, you must pay a deposit (equivalent to one and a half (1.5) times a month’s installment) within 10 days of signing your lease.

Can I pay my bill with a credit card? Is there an extra charge?

Yes! To pay your balance, you can submit an electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer or smartphone. You are able to pay your bill through your resident portal which you can access by going to UnionChapelHill.com, clicking the “Residents" tab, and then clicking “Pay Rent”. There is no fee for eChecks, and a 3 – 5 percent convenience fee to make payments with a credit or debit card.

If I pay in full, do I get a discount?

Union Chapel Hill does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

What utilities are included in my rent?

Our rental package covers HD cable and high-speed internet. The resident is responsible for water, electricity, and sewage, as well as a $15 billing fee which covers trash services, pest control, and stormwater services. All utilities are charged and paid for through the resident portal.

When is my first payment due?

Fall 2023 residents will need to pay their first month’s installment on or before August 1st, 2023.

Will you send me a bill each month for my rent?

We do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late after 11:59PM on the fifth.

Do I have a meal plan?

Meal plans are not offered at Union Chapel Hill. However, each apartment does have a fully equipped kitchen with granite countertops and stainless-steel appliances!

What does individual leasing mean?

With individual leasing, you are leasing a bedspace within a larger apartment. This means each person in the apartment has their own lease. Individual leasing is great because you are not responsible for your roommate's lease, bed space, or rental installments.

Do I have to have insurance to live here?

Yes! We require all our residents to have personal liability insurance. Residents have the option to opt into our Assurant program, which allows you to conveniently pay a monthly insurance payment of $14.50 through your resident portal in the same payment as your rent and utilities. We also allow residents to provide proof of outside insurance as long as their policy meets our requirements. For further information on our insurance requirements, please contact the leasing office.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. If your plans change, we do allow our residents to relet their apartments. Please see a leasing professional for further details.

Do you allow pets?

Union Chapel Hill is a pet friendly community! We charge a $350 non-refundable pet fee and a $25 monthly pet rent. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. We also have community-wide WiFi.

How are roommates matched?

Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.

How are rooms assigned?

Rooms are randomly assigned within the apartment if not specifically requested. Once room assignments are sent out, you can contact the leasing office for requests regarding switching rooms.

How many people live there?

Every year the total number varies just slightly, but we have rooms for 850 residents.

Do you have on-site maintenance?

Yes! Our maintenance team is on-site Monday through Friday to assist with any maintenance requests you may have. They are on-call for maintenance emergencies when not on-site.

Am I allowed to nail personal items into the wall?

We recommend that residents use command strips and hooks to place their belongings on the walls. If you do hang anything with nails or screws, you will need to patch/repair any hole prior to move-out.

Is parking available?

Yes! We have both surface and garage parking available at Union Chapel Hill. Parking is available for lease on a first come, first served basis.

Do you have guest parking available?

Of course! We have 20 spots located on the property that can be reserved for guests of residents. To reserve a guest parking pass, a resident comes to the leasing office and provides the guest’s vehicle information. Then, the resident is given a pass that the guest will place on their dashboard indicating their reserved spot number. Guest parking spots are available by reservation only.
